The Renaissance Hotel is located at the northern end of Deansgate close to the Catherdral and Harvey Nichols. The site is bounded by the River Irwell to the west, Victorian bridge to the north and Blackfriars Street to the south.
Historical records show the construction of the current buildings against Deansgate, where the retained height is in excess of four metres.
The site levels change dramatically from Deansgate down to the River Irwell and this step change in level accommodates the four level car park beneath the podium level from which springs two buildings, Premier House and the Renaissance Hotel. The 15-storey building, was designed as an office building, but was refitted as a hotel in the early 1970’s.
RoC Consulting was instructed to undertake an appraisal to identify site constraints which would inform the redevelopment of the site, following demolition of the existing buildings.
A key consideration within the Site Constraints plan was the retention of the highway at the eastern Deansgate boundary, a detailed demolition methodology will be required to maintain stability of the highway.
